An estimate. Sizing uses peak occupancy, not the daily average.

How it’s calculated

Three divisions. No tricks.

Space cost

m² × monthly cost per m²

Rent, cleaning and energy. Add security or maintenance if you like.

Cost per desk

Space cost ÷ desks

What the plan says: as if every desk were taken every day.

Cost per person who comes in

Space cost ÷ (desks × occupancy)

What each person using the office really costs. The lower the occupancy, the higher it climbs.

Don’t know your real occupancy? Bookings and badge data won’t tell you: you have to count people. Here’s how, in the guide how to measure office occupancy.
